Welfare Reform is the accepted term for the sweep of changes being introduced by the UK Governmentfrom 2012 to 2021 to cap welfare and housing benefit, rationalise all benefits to one Universal Credit and remove direct payments to Landlords. It is singularly the biggest cultural change in how social housing is received and paid for in the current generation. The Association employed a full time Welfare Benefits Officer and a part time Fuel Advisor to assist our tenants in facing these challenges, and are involved in partnership working with Renfrewshire Council through Welfare Reform Liaison meetings and in the administration of Discretionary Housing Benefit. Housing Officers offer support and assistance to tenants lasing with 3rd party support services, such as social work.
Through our Environmental Strategy PHA has set aside £3M over a 10 year period to tackle poor environmental standards throughout the stock. This includes poor fencing, disused bin shelters, issues with parking, neglected back courts , paths and stairs inpoor condition which are unattractive and offer little amenity to residents.
PHA run a series of free tenant participation events such as the annual festival, digital learning opportunities, panto, and Christmas party to engage with tenants of differing age groups, and circumstances.
